Purchasing Title Insurance

Purchasing title insurance begins with a title search. This is an early step in the home-buying process to uncover issues that could limit a home buyer’s rights to the property. In most cases, if a title problem is discovered, our team is able to clear the title problem before closing with little to no inconvenience to the client. Once the issue is resolved, the buyer can be issued a title insurance policy.

It is important when buying a home to purchase title insurance. Title insurance provides coverage for future claims or future losses due to title defects created by some past event. It lasts for as long as the buyer or his or her heirs owns the property.

Types of Title Insurance

There are two types of title insurance, the owner’s policy & the lender’s policy.

Owner’s Title Insurance

An owner’s policy protects you, the homebuyer. While it is optional*, purchasing an owner’s title insurance policy is the best way to protect your property rights. Title issues such as forgery, fraud or clerical errors are examples of issues that can arise with any title.

Lender’s Title Insurance

The lender’s policy is almost always required by the lender and only protects the lender’s interest. When a lender’s and owner’s title insurance policies are issued simultaneously, a significant discount is applied.

*Although Owner’s title insurance is optional, First Choice Title’s policy is that we will only handle a closing when a title policy is being issued. In the event of a cash sale, this means an owner’s policy must be purchased.
