What to Expect

Buying a home is an exciting and emotional time for most people. To help you buy your home with more confidence, trust your closing process to First Choice Title. We are here to serve our clients. There is always a friendly voice on the line to answer any questions you have throughout the home-buying process. The following are some things you can expect to see at your closing.

How to Prepare

Review your closing disclosure. This statement outlines exact mortgage payments, a loan’s terms and closing costs. Compare this statement to the initial estimate the lender gave you and make sure to ask the lender to explain any questions you have. You should receive your closing disclosure three days before closing.

Do a final walk through. You can typically do these walk throughs 24 hours before closing. Make sure the home is in the condition you agreed upon in the contract and follow up on any issues presented in the home inspection.

What to Expect at Closing

Flexibility. We understand that there are occasions in which the parties may not be able to close during normal business hours, and sometimes, not even at our office. We go the extra mile to make the transaction work in a way that is most convenient for all parties.

All parties involved will be there. The seller, buyer and both parties’ real estate agents will be at the closing along with the closing agent. In some cases, the lender may be at the closing as well.

Title clearance. If you’re working with First Choice Title, we will handle the title search and advise all parties of what is required to convey marketable title.

Lots of signing. You’ll be signing a lot of legal documents so make sure you’re prepared. It’s important to review any document you sign, and this situation is no different. We will explain each document at closing before you sign and answer any questions you may have. If you wish to review the documents with an attorney prior to signing, please let us know in advance. 

Potential for surprises. When working with First Choice Title, we put the highest priority on making the closing process as stress free as possible. However, there are surprises that come up occasionally. Not to worry! We will work with all parties to resolve any issues that pop up as efficiently as possible to get you into your new home.

What to Bring to Closing

A Valid Photo ID. Bring a government issued photo ID such as a driver’s license, passport or U.S. military ID. Make sure your I.D. has not expired.

Your down payment.  You can find the amount you need to bring for the down payment on your closing disclosure form or settlement statement, sent to you by your lender or closing agent. Personal checks will only be accepted up to $500, so make sure to discuss what form of payment will be accepted at closing. Funds in excess of $10,000 are required to be in the form of a wire.
